Does my chimney really need waterproofing?
If your chimney is masonry (brick, stone, or stucco), it is porous and will absorb water unless sealed. Water intrusion is the most common cause of long-term chimney damage — cracked mortar, spalled brick, interior leaks, and eventually structural failure. Waterproofing is especially important in our five-state service area, where Gulf-coast rainfall and freeze-thaw cycles accelerate masonry deterioration.
Will waterproofing trap moisture inside the chimney?
No — as long as a vapor-permeable sealant is used. ARC applies penetrating sealants that allow moisture vapor from inside the home to escape outward while blocking liquid water from entering from outside. A non-permeable paint or sealant would trap moisture and cause efflorescence and spalling, which is why product selection matters.
When is the best time to waterproof a chimney?
Spring and early fall are ideal — after the winter heating season, before hurricane season intensifies (for our Gulf-coast customers), or before the next freeze-thaw cycle. The sealant should not be applied during freezing temperatures or on wet masonry, so scheduling in dry, mild weather gives the best results.
Does waterproofing replace tuckpointing?
No. Waterproofing seals sound masonry surfaces; it does not fill gaps in cracked or missing mortar. If mortar joints are deteriorated, they must be repointed before a sealant is applied, otherwise water can still enter through the open joints. Our technicians inspect mortar condition during every waterproofing appointment and will note any joints that need repointing.
